Property damage rarely arrives as a clean set of documents. It arrives as photographs taken in poor light, a sketch with a missing dimension, a mitigation invoice, and a carrier estimate that does not quite match what is standing in front of you. Making sense of that is the work.

Sodette Fox has spent more than seventeen years in property claims — writing Xactimate estimates, documenting losses, working alongside restoration crews and construction trades, and operating inside insurance-side processes. That range matters. Having seen how a file is built, how it is challenged, and how it is ultimately reviewed changes how an estimate gets written in the first place.

Over the years that work has been performed for public adjusters, independent adjusters, restoration companies, construction contractors, roofing contractors, and attorneys. Each of those groups reads an estimate differently, and each has taught this practice something about clarity: which line items get questioned, which scope notes prevent a second round of revisions, and which documentation makes a file defensible.

The result is a consistent standard. Damage is inspected and documented methodically. Scope is developed from what the evidence supports. Estimates are written in Xactimate with quantities, line items, and notes organized so that anyone reviewing the file — adjuster, contractor, attorney, or property owner — can follow the reasoning without a phone call.

This is a boutique consulting practice, deliberately. Files receive direct attention from the person writing them. Engagements range from a single complex loss to ongoing estimating capacity for firms carrying steady volume.
